Yeah, definitely. You just don’t think of SD as being that big as far as expense, but it has grown immensely economically over the last few years. A lot of people I work with in Utah as eyeballing South Dakota as more people from California and New York move here.

The winters in SD are absolutely brutal though - I couldn't live there personally. Although I probably wouldn't want to live anywhere in the middle of the country, don't feel like driving 200 miles just to get onto a flight in Sioux Falls just to fly to Chicago in order to get anywhere else in the world.

In Canada if you put under 20% down it’s mandatory to pay for mortgage default insurance… do you not have that in the states?

Yes, we have that too. Also the less you put down, of course the more you pay monthly to begin with as well.

If you have good credit and try to get a place from 250-300, it’s like $100/month and you can probably bring it down to half that. Depends on a lot of factors but good credit is the main one

You can avoid that by getting a line of credit to get you to 80%, since you can write off interest it's usually a better deal.
