I've been thinking about this for a long time, most in the caribbean. Hawaii though, was just a recent development. The property would be paid for up front, that wouldn't be the problem, I'd like to make some money from it in rentals throughout the year, and yes I have thought about all this stuff that you mentioned. Eventually, hopefully, with the right property I'd sell a few years later for a nice profit after I'd do some work to it. For me its about location, then I'd invest in making the home better so when I'd look to sell it it would be better in terms of earning a profit.

You could do better on that with it instead in D.C. I'm just sayin'...

But if your main purposes is to rent it out, make some money off it, fix it up, and then sell for a profit -- why the feck all would you want to have to add a 10-hour plane trip every time you wanted to check out the place, let alone have to add the expense and trust of a remote management company to take care of it for you?

For what little you would actually stay there, do you really want to hang out in a rental? If you're going to do that, just lease the ideal place for you to visit -- not the ideal one for you to make a profit on as a landlord/property flipper.

I want a place my family and friends can go on vacation as well and not incur the normal costs that people pay to go on vacation. You ever hear the slogan, "Don't shit where you eat?" -- meaning don't use your kitchen as a toilet? You seem to be caught in the reverse of "Don't eat where people shit."

Sounds to me that you want to have some emotional attachment to the idea of owning a place in a nice area that you'd rarely, if ever, get to use or visit. And even when you did, it would only be as the leftovers of all the renters.

The worst financial decisions are made for emotional reasons. So I say either get a place you love and pay through the nose for it (think Il Avvocato and Juve) or instead buy a place optimized for making a good deal of cash for rentals and resale that you have little emotional attachment to (e.g., the Los Angeles Clippers).

They are actually a lot easier to come by than one would expect. It's the cylinders that I would imagine are few and far between.
