As far as I understand, there is no actual option to buy, rather there is some sort of verbal agreement.

With an actual loan + option to buy, I don't think they could refuse if we decide to take up the option. The option should be ours, it's an option to buy, not their option to sell. Otherwise, what's the point?

What's the point of the option if they can refuse it? If they can refuse our bid then it's just like any other bid and the option makes no difference.
