Why does the game say that a player has min. release clause of 20mil but teams are offering 4-6 million for them? Doesn't make sense.

Well, the thing is, the Min Fee Release is not what the player is worth, it's an absolute value added to contracts in some countries so the fees for players aren't astronomical.
