A mortgage broker sits there and tells you "No problem, we can get you the type of loan you want". The mortgage underwriter is the one who has to ACTUALLY look at credit, income, appraisal, and Title, and go to that same broker and tell them, "Uh, you have a problem."

Months studying FHA and mortgage guidelines for 17 states, submitting test cases to the Philadelphia and Atlanta offices of HUD just to get my Direct Endorsement number, and going down to Washington D.C. to attend meetings with the Secretary of HUD to review recent policy changes on an annual basis.
