The only thing you need to know is that what your books show is always more important than common sense/real life

Simple example:
Player bought for 10 million, 4 year contract = 2,5m a year in our books.
Leaves for free after 4 years: -10m + (4x2.5) => net result = 0
Sold for 0.5 m after 3 years: -10m + (3x2.5) + 0,5m => net result = -2m

In the second option you register a loss = bad business
